This page is an assessment, not a set of testimonials. We publish no star rating, no aggregate score and no customer quotations, because none exists that we could source. What follows is what the Karnataka RERA register, the signed certificate and the promoter's own quarterly filings support - where the project is strong, where it is genuinely risky, and what remains unanswered.
The group does publish an "84% customer satisfaction score" on its own project website. That is the group's own figure, footnoted as a syndicated study, and it is not an independent rating. We do not carry it as one.
The strongest thing about this project is checkable in ninety seconds
Phase 4 is the fourth registration of an estate whose first three phases are registered, built and completed. That claim is usually a slogan. Here it is a table on a government portal.

666 of 672 plots sold across three delivered phases, every phase applied for completion ahead of its filed date, no extensions granted and no complaints on the register. Every one of those numbers comes from Karnataka RERA, not from the developer's marketing.
This is a rare case where a builder's "consistent track record of early handovers" line survives contact with the registry. If you are weighing this project against a first-time plotted developer on the same corridor, this is the difference, and it is a real one.
Phase 4 itself carries a filed proposed completion date of 18 December 2027, and no extension of time has been applied for.
The regulatory record, in full
The record is clean on this project, and it is not clean everywhere in the group. Both halves belong in the same paragraph.
On Phase 4. Karnataka RERA records zero complaints against the project and zero against the promoter. Registration PRM/KA/RERA/1250/303/PR/130526/008652 was approved on 13 May 2026, the certificate is digitally signed, and the layout carries a BIAAPA sanction dated 19 December 2025 with conversion orders from the Deputy Commissioner, Bangalore Rural, on all seven survey numbers. The promoter records no borrowing on this project, ₹0 withdrawn from the RERA-designated bank account as at July 2026, and no registered agents declared. At registration in May 2026 the promoter filed a non-litigation affidavit declaring no land litigation.
And then the quarterly filing. The promoter's quarterly update to Karnataka RERA for Q1 of FY2026-27, filed on 16 July 2026, discloses one pending civil matter - an original suit for permanent injunction before the Senior Civil Judge, Devanahalli, Case No. 774 of 2025. The same filing records that no preventive, interim, final or stay order has been issued. We could not establish what the suit concerns or its current status; the Karnataka eCourts search is CAPTCHA-gated. We will not speculate about it, and we will not describe it as minor.
Across the wider group. Eight K-RERA registrations across five Vaishnavi and AT-One promoter entities were checked. Seven carry zero complaints. One does not: Vaishnavi Serene (PRM/KA/RERA/1251/309/PR/180905/001990, promoter Vaishnavi Anushka Infrastructure LLP) carries two complaints, both disposed by the Authority - complaint 00618/2023 filed 29 April 2023 and complaint 01085/2024 filed 07 November 2024. Separately, Phase I of AT-One Life carried one pre-existing land case, OS 753/2020-21, Devanahalli, a suit for partition, status Disposed - a landowner-family partition matter on land later acquired, declared at registration and now closed.
We do not write that this developer has no litigation. The promoter's own filing contradicts that, and so does the group's wider record. What is fair to say is that on a body of work this size, two disposed complaints and one closed partition suit is a modest adverse record, and Phase 4's own register is currently clear.
⚠️ One thing we could not check: no NCDRC, State Consumer Commission or High Court matter naming Vaishnavi Group could be located through open search, but eCourts and the NCDRC portal are CAPTCHA-gated and were not queried. Absence of a search hit is not proof of absence.
Where the project genuinely stands today
The promoter's July 2026 quarterly filing reports 65% completion overall, with plot formation at 70% and internal roads, footpaths, drainage and electrical poles at 40%; power supply and plantation had not started, and ₹9.4 crore of an estimated ₹30.7 crore construction budget had been spent. Civil work started on 16 February 2026.
Read the 65% with its components. Plot formation is the cheapest and fastest part of a layout; the transformer, the substation, the drainage and the plantation are the parts that slip. Spend to date is about 31% of budget against a self-assessed 65% completion. That is not an accusation - front-loaded earthworks legitimately look like this - but it is why the component table matters more than the headline.
On sales, the position is genuinely early. As at 16 July 2026 the register shows two Agreements for Sale executed out of 227 plots (plot numbers 36 and 37), no sale deeds at all, and ₹1.62 crore collected from purchasers. If anyone tells you this layout is selling fast or that few plots remain, that is not what the register shows, and we will not say it either.
What is good about it
- The delivery record above. Three completed phases with early completion applications and no extensions is a materially better starting point than most plotted launches on this corridor.
- A near-term filed completion. 18 December 2027 is early against the corridor's competing plotted launches, and no extension has been applied for.
- The layout itself is well proportioned. The filed land-use table gives 34,058 sq m of saleable plots, 52.2%, against 31,171 sq m of open area, 47.8% - eight parks and open spaces, two civic-amenity sites and roads. Internal roads are 9 m and 12 m wide.
- High amenity provision for the plot count. The developer describes a 32,750 sq ft courtyard-themed G+2 clubhouse serving 227 plots. That is a high amenity-per-plot ratio by corridor standards. It is also entirely a developer claim about a building that does not yet exist.
- Clean project finance on the filing. No borrowing on the project, and nothing withdrawn from the RERA-designated account as at July 2026.
- Two genuinely close anchors. Stonehill International School routes at 8.4 km and Prestige Tech Cloud Park at Doddajala - the closest large office address to the parcel - at 10.4 km.
- The STRR is open. The Dobbaspet to Hoskote stretch of NH-648 opened on 11 March 2024 and routes at 11.7 km. This is one thing the developer's own collateral understates.
- An independently verified award. Vaishnavi AT-One Life won "Plotted Development Project of the Year" at the 16th Realty+ Conclave and Excellence Awards 2024 South, held on 28 November 2024 at Hotel Taj MG Road, Bengaluru. The award is for AT-One Life as a whole, not for Phase 4 specifically.
The risks, stated plainly
1. Water is the material one. There is no piped municipal supply - the parcel sits outside BWSSB's service area entirely, and the filed water source is borewell. Devanahalli taluk has the sharpest groundwater decline of any zone near Bengaluru: the Karnataka Groundwater Directorate records it falling from 32.2 metres below ground level in March 2015 to 73.74 metres in March 2024, and the taluk is officially classified over-exploited, meaning extraction above 100% of annual recharge. Rural Bengaluru gram-panchayat drinking-water borewells went from 183 m deep in 2001 to 2011 to 321 m in 2011 to 2021. Ask for the sanctioned water source named in the BIAAPA layout approval.
2. Every trip begins on village road. The routed trace from this parcel to the airport runs 9.9 km entirely on unnamed rural roads before it touches a road that carries a name at all. That is true in every direction. It means construction traffic on a single-lane surface, no street lighting for much of it, and a real monsoon-season surface risk. No developer collateral mentions it.
3. Medical care at night. The nearest government facility is Kundana primary health centre at 5.9 km, which is not a 24x7 emergency room. The nearest multi-speciality options are Akash at Devanahalli (15.6 km) and Manipal Yelahanka (18.9 km), with Cytecare, a specialist cancer hospital, at 18.4 km. A serious emergency realistically means Aster CMI or Bangalore Baptist at Hebbal - 26 to 27 km on village roads, at night, with no ambulance staging nearby. This is the sharpest practical drawback on the parcel.
4. There is nothing around it yet. A structured extract of the 2.2 km by 2.6 km box around the site returns farmland, orchards, a farmyard, eleven irrigation tanks, three village nodes, one named road and three platted residential layouts. Within roughly 5 km there is no mapped pharmacy, clinic, hospital, supermarket or convenience store; the nearest mapped fuel station is 11.3 km by road. Absence in map data is not absolute proof of absence on the ground, but the pattern is unambiguous. This is a farming pocket, not a suburb.
5. No operational metro, and the claims about it are wrong. The nearest station of any line is Doddajala on the Blue Line at 10.1 km, and the Blue Line is under construction, not open - its full corridor was pushed to March 2028 in August 2026. The nearest operational station is Nagasandra on the Green Line at 32 to 38 km. A "1.5 km closest metro station" claim appears on the developer's corporate page; it is neither routed nor to an open station.
6. High supply in the micro-market. The Devanahalli registration office 1250/303 - the same office that registered Phase 4 - carries 303 registered projects, of which 68 were registered in 2025 and 29 in 2026 to 31 August. Registrations more than doubled between 2024 and 2025. That office code covers the whole Devanahalli belt, not a 3 km radius, but the direction of travel is clear: this is a high-supply corridor, and it competes hardest on the resale side. Immediate neighbours route close - Green Field Garden 4 at 0.8 km, Orchid Nirvana at 3.5 km, Eden 144 and Rain Forest at 3.8 km, Adarsh Savana at 4.3 km, Embassy Springs at 5.1 km.
7. Price opacity. No published rate card means you cannot benchmark this project against its competitors without going through a sales conversation. That is a real friction cost, and it is the developer's choice.
8. The address is not the marketed address. The developer markets this as Yelahanka Extension, North Bengaluru. The signed registration places the land at Kamenahalli village, Kundana hobli, Devanahalli taluk, Bengaluru Rural 562110 - a different taluk and a different district, 19.7 km by road from Yelahanka New Town. Your sale deed, khata and RERA certificate will carry the Kamenahalli address. That matters for loan documentation and for the resale story you will one day have to tell.
Open questions - things we could not establish
These are not criticisms. They are gaps, and a serious buyer should close them before booking rather than accept an answer from marketing.
- What OS 774/2025 is about, who the parties are, and its current status. Karnataka eCourts is CAPTCHA-gated.
- The Change of Land Use order's number and date. A CLU order is on the file; its particulars are not shown in the record.
- Which gram panchayat serves survey numbers 65 to 68. Kundana is the nearest hobli headquarters at 6.9 km, but the specific panchayat is not established.
- The parcel boundary. Karnataka's cadastral map services returned errors on every endpoint. Only the village is confirmed. Any map on this site is approximate, and the filed coordinate on the registration sits about 1 km from the mapped Kamenahalli village node, most likely because it records the estate or site office rather than this parcel.
- The sewage treatment capacity. There is no environmental clearance, and none is required for a plotted layout of this size, so no filed KLD figure exists. There is no municipal sewer network here; on-site treatment is required under the KSPCB consent and the BIAAPA layout conditions.
- Whether the 0.5-acre pond in the developer's campaign material is inside Phase 4. It appears only in a highlight strip that mixes estate-level and phase-level facts.
- The PLC structure. No corner, park-facing or road-width premium schedule is published.
- The guidance value for Kamenahalli. Only the Kaveri portal can settle it.
- Whether the built amenities photographed in the developer's collateral are Phase 4's clubhouse or the existing one serving the delivered phases. Do not assume the former.
- Whether Phase 4 physically connects to the earlier phases. Phase 4 is on Kamenahalli land close to the delivered Bettanahalli phases, but the mapped road route between them runs 4.4 km, because no direct road north into Kamenahalli is mapped. Either there is genuinely no through-connection, or the link is simply unmapped. Walk it before you assume it.
- The incorporation of Vaishnavi AT-One Life Park LLP, one of the two joint promoters, rests on a single aggregator record. It has no LEI, so it could not be corroborated against the GLEIF file.
Who this suits, and who it does not
It suits a North Bengaluru end-user buying a 30 ft x 40 ft or 40 ft x 60 ft site to build on in the next five to ten years, who values a developer with a filed delivery record over a marginally better address, and who is comfortable with borewell water and a car-dependent location.
It suits a land investor with a three-to-seven-year horizon who wants the airport-west belt and is buying the corridor rather than the amenity list - provided they price in a high-supply micro-market and the absence of transaction-price data to exit against.
It does not suit anyone who needs a walkable neighbourhood, hospital access at night, an operational metro, or a plot they can build on and occupy immediately with municipal utilities. It also does not suit anyone who cannot get comfortable buying at a rate they cannot benchmark, because at present nobody outside the sales office can.

Karnataka RERA also carries several genuinely unrelated promoters using the word Vaishnavi - Vaishnavi Residences, Vaishnavi Developers, Vaishnavii Developers, Vaishnavi Constructions, Vaishnavi Enterprises and others - none of which is this group. The unique token to look for is AT-One. On this project specifically, the two entities on the registration are Vaishnavi AT-One Life Park LLP and AT-One Estates Private Limited, filed jointly as a joint venture.
Yes, and it holds up on the register rather than only in the marketing. Phase I (523 plots, 39.12 acres), Phase II (64 plots) and Phase III (85 plots) are all separately registered with Karnataka RERA. All three applied for completion ahead of their filed dates - Phase I about three months early, Phase II about six months early and Phase III about twelve months early - none needed an extension of time, and none carries a single K-RERA complaint. Across the three, 666 of 672 plots are recorded as sold.
