  • Whether you are buying to build on or to hold. The answers on water, road access and timeline matter differently for each.
  • Any figure you have seen elsewhere that you want checked. Several numbers circulating for this project are wrong, and we will tell you which.

What to ask the sales team for

The developer publishes no rate card of any kind, so you have to construct the price yourself. Ask for each of these separately and in writing, not as one bundled "all-inclusive" figure:

  1. The base rate per sq ft, and whether it is the base rate or already loaded.
  2. The preferential location charge schedule - corner, park-facing and wider-road premiums. None is published, so it has to come from the sales team.
  3. The clubhouse or amenity charge as a rupee figure, with its 18% GST shown separately.
  4. The advance maintenance rate in ₹ per sq ft per month, and how many months are collected upfront.
  5. Any corpus or sinking fund, in ₹ per sq ft.
  6. Legal and documentation charges, and what they cover.
  7. Written confirmation that no GST is being charged on the plot consideration or on development charges folded into the rate. Sale of land, including developed land, does not attract GST.
  8. The payment schedule and the RERA-designated bank account the money is to be paid into.
  9. The specific plot number on offer. A rate without a plot number is not a quote.

What to verify before you book

Do this yourself, on the government portals, before any money moves.

  • The registration. Search rera.karnataka.gov.in for PRM/KA/RERA/1250/303/PR/130526/008652, or for the registry name VAISHNAVI AT-ONE LIFE IV. Check that the plot you are being offered appears on the filed plot schedule with the area you were quoted, and read the latest quarterly update rather than the registration page alone.
  • The address on the paperwork. Your agreement, khata and sale deed will carry the Kamenahalli, Kundana hobli, Devanahalli taluk address - not the Yelahanka Extension marketing line. Check that they match the certificate.
  • The layout sanction. BIAAPA, under BIAAPA/TP/LAO/2024-25 dated 19 December 2025. Check that your plot number and the road width in front of it appear on the sanctioned plan.
  • The conversion orders and the khata. All seven survey numbers carry Deputy Commissioner (Bangalore Rural) conversion orders to residential use, and Gram Panchayat khata via e-Swathu.
  • The water source named in the layout approval. This parcel is outside BWSSB's service area and the filed source is borewell, in a taluk officially classified over-exploited.
  • The stamp duty and surcharge rate at the sub-registrar. Expect 5.65% duty plus a 2% registration fee, about 7.65% in total - but confirm whether the parcel is treated as rural (3% surcharge) or urban (2%) at the counter.

Documents to demand before you sign

The signed K-RERA certificate. The BIAAPA sanctioned layout plan. The conversion orders for the survey numbers your plot sits on. The e-Swathu khata extract. A 30-year encumbrance certificate. The mother deed and title flow, and the registered joint development and joint venture agreements - this registration is held jointly by two promoter entities, so establish which one executes your agreement for sale and which executes the sale deed. The draft agreement for sale in full, with the payment schedule and the RERA account details. And the latest quarterly progress update filed with K-RERA.

Two entities jointly: Vaishnavi AT-One Life Park LLP (LLPIN ACQ-1463) and AT-One Estates Private Limited (CIN U07010KA2003PTC032455). Karnataka RERA records the type of firm as Other (JOINT VENTURE), and the promoter address on the certificate is No. 143, Infantry Road, Bengaluru 560001. A registered joint venture agreement between the two was filed with K-RERA on 12 May 2026, and a registered joint development agreement over survey number 65 was executed on 30 April 2026 at the Sub-Registrar, Devanahalli. Ask which of the two entities executes your agreement for sale and which executes the sale deed, and get that in writing before you pay a booking amount.

Because the company changed its name, not because the developer changed. Phase III was registered in August 2024 under Cosmos Realty and Leisure Private Limited. That company was renamed AT-One Estates Private Limited with effect from 28 January 2026 - same CIN, same legal entity - and it is one of the two joint promoters on Phase 4, alongside Vaishnavi AT-One Life Park LLP. The Karnataka RERA land table for Phase 4 states the former name in as many words.

Sy Nos 65/1, 65/2, 65/3, 65/4, 66, 67/2, 67/3, 68/3, 68/4 of Kamenahalli Village, Kundana Hobli, Devanahalli Taluk, Devanahalli, Bengaluru Rural, Karnataka - 562110. Two notes. The certificate itself spells the village with three L's; that is a typo in the certificate and a literal search on that spelling returns nothing. And Bengaluru Rural district was renamed Bengaluru North by Karnataka Cabinet decision on 2 July 2025 - your certificate, khata and sale deed will all still say Bengaluru Rural.

227 plots, numbered 1 to 227 with no gaps on the filed schedule. The mix is 123 plots of 30 ft x 40 ft (about 1,200 sq ft), 27 of 40 ft x 60 ft (about 2,400 sq ft), just two of 30 ft x 50 ft (about 1,500 sq ft), and 75 odd-shaped sites running from 1,035 to 5,409 sq ft. So 54% of the layout is 30x40s, and the 30x50 is effectively unavailable - there are only two in the whole phase. The developer's marketing headline of 1,150 to 3,550 sq ft is contradicted by its own configuration table on the same page; the filed range is 1,035 to 5,409 sq ft.

The developer has not published one. Every price field on its own website renders a gated enquiry link, the sales presenter carries no price, and the Karnataka RERA dossier carries none. A rate of about ₹8,500 per sq ft and a ticket of about ₹1.02 crore for a 1,200 sq ft plot circulate on third-party listing sites - those are not the developer's figures and have not been confirmed by it. Branded gated plotted product on this corridor is being asked at roughly ₹8,500 to ₹9,000 per sq ft. Note that Karnataka publishes no transaction-price data at all, so every "average price" figure that exists anywhere is a survey of asks or an average of listings, not of sales.
